The worst “luxury”(they call themselves) apt. At here, the package service is not 24hr/7days (Sunday off). Yeah, I know it’s crazy, you cannot take your package whenever you want. The front desk service is really bad at 1600 over night. The funniest thing is they don’t take the drop off stuff at night. Public laundry service. Suggestion: Not an option for living. Will not come back anymore.
Mixed bag. It's great while you live there, they take care of repairs quickly and handle mail for you, but they do try to nickel and dime you on the way out, as well as hike up the rents as quickly as they can. This is based on my experience a few years ago.
Although my time living here has been short, I am very pleased with my experience here. The apartment is wonderful. I cannot speak any higher about the staff in the leasing office and in the concierge desk. I moved in under some odd circumstances in which the original apartment wasn't accessible. I approached management about a potential change, and they easily accepted my offer and accommodated my request. I am very happy here. I would definitely recommend River House to anyone looking for a place to live.
DO NOT RENT HERE! overpriced apartments . shared laundry room with old machines . the utilities are shared including the laundry room. before you move in be sure to look at the shower pressure , they instal low flow shower heads so it feels like you are showering under a sink faucet. No one picks up after their dog and most importunely management does not care about the residents.
This is the second time I have made one of the buildings at Riverhouse my home; first when I moved here in 2000 and, currently since 2011. Renting an apartment here is an excellent VALUE. I have found that tenants crying about exorbitant rent rates, when pressed, are not making equal comparisons of valuation and, have no knowledge about the cost of real estate in the greater Washington, D.C. metro area, whether leased or owned. I have rented apartments and, dwellings with my own front door. I have also bought, owned and sold a D.C. townhouse and a condominium, both new construction, both initially valued over $500,000. That is typical here, especially in the District. Property values in this market average three times more than anywhere else, except for Manhattan and San Francisco. Don't compare costs here to any other town, USA. . It's not realistic. Living in this area is expensive. Here is a general rule: the closer "IN" you live, meaning INSIDE the beltway or IN proximity to the District, the more you will pay. All three Riverhouse buildings are on premium real estate and, offer some of the best views of the District and landmarks. Riverhouse facilities offer conveniences costing much more in other properties nearby. What's the difference? Riverhouse is listed as a "class B" residential lease property, not class A, mostly because of facility age (40-50 years, depending on the building), as compared with newer construction and typical, current day amenities, such as in-suite laundry (new buildings) vs. community laundry facilities (older buildings). However, take into account other factors such as square footage, in-suite closet and storage space, ratio of wall to window area....and window area with view, secure parking, walking or public transit access to anything, including a major airport, within minutes, a full workout facility, two pools, 24-hour concierge, valet (receives your FedEx, UPS, USPS delivery), and pronto porter and maintenance staff services, and this is the basis by which I rate leasing at Riverhouse as an excellent VALUE. Grading the three buildings on updated fixtures and finishes, on a scale of A, B, C, are in this order; 1400 (A), 1600 (B), 1111(C). Rent rates reflect that scale. It's worth your time to consider one of the buildings here along with your other choices.
